Four Reasons Your House Might Not Be Selling

Posted on: 21 April 2016

If you have recently put your home on the market, you might be discouraged if offers aren't flooding in. There may be a few tweaks that could help your game plan when it comes to selling your home that your real estate agent can help you uncover. Here are four reasons your home might not be selling and some quick fixes to help garner more interest.

1. Listing Your Home Over Market Price

You may have hoped for higher offers on your home, but sometimes the market can be fickle. While the asking price is up to you, taking your real estate agent's advice when it comes to competitive pricing is a good idea. If your home is already on the market, lowering your asking price might garner more interest.

2. Lack of Showing Availability

If your property is viewable by appointment only, people might shy away from taking a serious look at your home. It is best if you can move out and rent or stay with friend or family so that your home is available at all times. If this isn't possible, weekend open houses and set hours during the daytime for real estate agents to come and go can help.

3. If Your Home Needs Superficial Updates

There might be some superficial things that are a bit off with your home. These might not seem like a big deal to you, but can turn off potential buyers. If your home needs a fresh coat of paint or updated fixtures, these upgrades can be easy to do and will attract a wider audience. If your home is too personalized with clutter and your day-to-day items, this can be distracting as well. A big clean and decluttering can make a huge difference in the look of your home.

4. Online Photos and Advertisements Need Revamping

If your home isn't selling itself well online, it will be hard to get potential buyers to come by and look at this in person. Make sure to write up advertising for your home with your real estate agent. This can combine factual details of your space and can add in features about the neighborhood that you might know. Pictures should show your interior space, but also play up features outside of your home.

When selling your home, it is important to heed advice from your real estate agent. Sometimes there might be things you are doing during the selling process that can block potential interest. Your house won't sell itself and you might need to put in a little effort when it comes to making this marketable.
