3 Benefits Of Working With A Real Estate Agency

Posted on: 1 August 2017

With DIY trends taking over just about every aspect of everyone's life, it leaves a lot of people asking the question, "If they can do it, why can't I?" And although DIY projects like building a bookcase may be worth taking on, things such as selling your house on your own should be left up to a real estate agency. To help you better understand the benefit of using a real estate agency, here is a brief guide.

1. They Have Comps

Before your real estate agent lists your house on the market, they will create a market analysis to compare your house to other houses in the neighborhood. For instance, they will take similar houses with around the same square footage and acreage and see what they have sold for in the last 90 days. This will then help them determine how much you will be able to sell your house for. To create this market analysis, they will use the MLS or multiple listing service which is only accessible to real estate agents. The MLS contains current and past properties.

2. They Can List It On the MLS

As previously mentioned, real estate agents have access to the MLS, which isn't just good for creating comparative market analysis: MLS is also one of the best tools used for selling a house. Once your house has been listed on the MLS, all real estate agents will have access to it so they can show their clients. Without the MLS, other agents will have to find your house by merely driving by or by looking at online websites like Zillow.com which aren't always reliable.

3. They Do the Paperwork

Selling your house involves a lot of lengthy legal paperwork and contracts. If you are listing the house on your own, you likely aren't as familiar with the specific jargon used in these contracts which makes it easier for you to make an error. A professional real estate agent, however, has experience and training on how to use these contracts and what to include in them.

Selling your house on your own may be a way to save a couple of thousand dollars, but in the long run it's going to be a bigger headache than you are aware of. With the help of a real estate agent or agency, you can sell your house quickly and without any hiccups along the way.
